An alternative method especially helpful for veterans is applying through the lender. If you are in the beginning stages of lender searching, be sure to add asking your lender about obtaining a COE to your checklist of questions.   

How Much Can Homebuyers Receive in VA Loan Benefits? 

Qualified recipients of the VA Loan can borrow up to $424,000 without a down payment throughout most of the United States. Yes, you heard it right – WITHOUT a down payment! The VA Loan program is a government-backed home loan program that does not require a down payment. The no down payment policy is available even for those in need of 100 percent financing for their home purchase. 

Homebuyers not eligible for the VA Loan are required to pay a 20 percent down payment. For homebuyers who are unable to put in a 20 percent down payment; they need to acquire Private Mortgage Insurance. As mentioned, the federal government backs all VA Loans, therefore; the inability to make a down payment will not keep our staff at Sapphire from finding the perfect home for you and your family.
